Move-Out Cleaning in Saskatoon: The Inspection-Ready Standard
What landlords actually inspect at handover, what a Mavely move-out clean includes, and when to book it. Fixed price from $260, pay after the clean.
Most tenants clean before they hand back the keys. Many of them still see deductions at the final inspection — not because they didn't try, but because they cleaned to the standard of "looks fine to me" and the inspection happens to a different standard entirely. A move-out inspection is not a tidy-up check. It is a slow, room-by-room examination by someone who has done hundreds of them and knows exactly where dirt hides.
Here is what that inspection actually looks like, and what a proper move-out clean has to cover to pass it.
What landlords and property managers actually inspect
They start in the kitchen, because the kitchen is where cleaning claims go to die.
Inside the oven is the single most failed item in rental handovers. Not the stovetop — the oven cavity, the racks, the glass in the door, and the drawer underneath. A surface wipe does nothing here; baked-on grease needs real time and the right products. Inside the fridge comes next, including the vegetable drawers, the door seals, and — the one everyone forgets — the top of the fridge and the floor underneath it if the unit can be moved safely. Then the range hood and its filters, the inside of the microwave, and cabinet interiors, where crumbs and shelf-liner residue tell the story of how the kitchen was kept.
Bathrooms are inspected closely, not at a glance. Inspectors run a hand along the tub edge and the shower grout, check the toilet base and the floor behind it, look for scale on taps and shower glass, and open the vanity. None of this is visible in a quick glance, and all of it is on a standard inspection form.
Then comes the detail layer, the part tenants almost never think of: window tracks (a fingertip run along the track is a classic inspector move), baseboards in every room, closet shelves and rods, light fixtures and ceiling-fan blades, switch plates, and marks on walls — scuffs and the grey rub lines behind where furniture stood. Floors get checked at the edges and corners, not the middle. If the home has been cleaned "well enough," these are the items that still get written up.
What a Mavely move-out clean includes
Our move-out clean is built around that inspection list, for an empty home:
- Kitchen in full: inside the oven (racks and door glass), inside and top of the fridge, range hood and filters, microwave inside and out, inside cabinets and drawers, counters, sink and taps.
- Bathrooms: tub and shower with grout and glass detailed, toilet including the base and behind it, vanity inside and out, mirrors, fixtures descaled and polished.
- Every room: baseboards, window tracks and sills, closet shelves, light fixtures, switch plates, spot-cleaning of wall marks where the paint allows it.
- Floors throughout: vacuumed with HEPA filtration, then washed — including the edges and corners inspectors check.
- Steam treatment with dry steam from a 160°C boiler (Reliable Brio Pro) on the surfaces where it belongs — tile, grout, bathroom fixtures, kitchen grease points.
- We bring everything: equipment and EWG-Verified ATTITUDE products are ours.
If you want the room-by-room version to check against your own lease or to do parts yourself, our move-out cleaning checklist for Saskatoon renters lays the whole list out — it is the same standard we work to.
When to book: after the movers, before the keys
Sequence is half the battle. A move-out clean only makes sense in an empty home — furniture out, boxes out, everything off the walls. Clean before the movers and you'll be cleaning around boxes, then cleaning again after them. The right slot is after the last load leaves and before your key handover or inspection, ideally with a day of buffer in case the move runs long (moves run long).
Book it once your move date is firm; a few days ahead is usually enough, and the clean itself takes a scheduled block on the day you choose — you don't need to be there. We arrive to an empty home, work through the inspection standard, and you get a place you can hand over with confidence.
Price, and how booking works
Move-out cleaning with Mavely starts at a fixed price from $260, set by the size of the home and agreed before we start — not an hourly rate that grows with every stubborn oven. You pay after the clean, when the work is done, and if anything on our list was missed, tell us within 24 hours and we come back and re-clean it free of charge. We are a small owner-operated studio: Oleksii and Olena clean your home ourselves, we are licensed and insured, and we work daily from 8:00 AM to 8:00 PM across Saskatoon and nearby towns. The same service runs in reverse, too — if you're moving in and want the previous occupants' traces gone before your boxes arrive, a move-in clean follows the identical standard.
Landlords and realtors: an empty listing that photographs bright and smells neutral rents faster, and a thorough professional clean makes the handover straightforward.
