Post-Construction Cleaning in Saskatoon: What It Actually Takes

Why construction dust defeats a regular clean, and the staged process — dry removal first, detail work, HEPA finish — that makes a new build livable.

Post-Construction Cleaning in Saskatoon: What It Actually Takes

The build is done, the trades are gone, and the house looks finished — until the sun comes through the window at an angle and you see it. A grey film on every ledge. Dust in the window tracks, on top of the door frames, inside the cabinets, along the baseboards. You wipe a counter and the cloth comes up white. You wipe it again an hour later, and it comes up white again.

That is construction dust, and it behaves differently from ordinary household dust. Knowing why is the difference between a home that is actually clean and one that just looks clean for a day.

What construction dust actually is

Household dust is mostly fabric fibres, skin, and tracked-in dirt. Construction dust is mineral. It is drywall compound, concrete and mortar residue, sawdust, insulation fibres, and fine silica from cutting and sanding. It is ground far finer than household dirt — fine enough to stay suspended in the air while you clean, drift into the next room, and settle again after you have finished.

It also gets everywhere in a way normal dust never does. It works into window tracks and door hinges. It coats the inside of light fixtures and the tops of kitchen cabinets. It settles inside heating vents, so the first weeks of running the furnace keep re-delivering it to the rooms. And it is mildly abrasive: wipe it dry across a new countertop, a glass shower door, or a hardwood floor with the wrong cloth and enough pressure, and you can leave fine scratches in a finish that was installed last week.

Why a regular clean fails on it

A regular house clean is built for maintenance — it assumes the home is already fundamentally clean and needs to be kept that way. Post-construction cleaning is a different job in three ways.

First, the order matters more than the effort. If you start wet — mopping, damp-wiping — on a house full of drywall dust, you do not remove the dust. You turn it into a thin paste and spread it into grout lines, corners, and floor texture, where it dries harder than it started. Second, a household vacuum without proper filtration blows the finest fraction of the dust straight back out through its exhaust, which is why a freshly "vacuumed" new build still smells like a jobsite. Third, construction dust hides in places a maintenance clean never opens: inside drawers and cabinets, on top of trim, inside tracks, behind appliances that were installed mid-build.

This is why people who try to hand over a new build with a weekend of DIY cleaning usually end up doing it three times — and the dust wins twice.

The staged process we use

Our post-construction cleans in Saskatoon run in stages, in a fixed order. The sequence is the whole point.

Stage one — dry removal. Everything loose comes off dry, working top to bottom: ceilings and light fixtures, tops of cabinets and trim, walls, window tracks and sills, then floors. This stage runs on a dedicated construction vacuum — equipment built for jobsite debris, not carpets — because the volume and abrasiveness of the dust would choke a household machine and ruin its filters. Cabinets and drawers are vacuumed out, not just wiped.

Stage two — surfaces and glass. With the loose dust gone, the detail work starts: doors and frames, baseboards, switches and outlets, mirrors and glass, window glass inside, bathroom fixtures, kitchen surfaces and appliance exteriors. Paint spots and sticker residue from new fixtures and windows are dealt with here, carefully, with the right tools for the surface.

Stage three — the wet stage. Only now does water touch the house: floors washed, bathroom and kitchen surfaces cleaned properly, grout and tile given a steam treatment with our Reliable Brio Pro at 160°C where the surface allows it. Because the dry dust is already out, the wet stage actually cleans instead of making mud.

Stage four — the HEPA finish. The last pass is a full vacuum with HEPA filtration, which traps the fine particles instead of recirculating them, followed by a final floor wash and a walk-through. This is the pass that makes the difference a week later: there is far less dust left on surfaces to resettle, so the home stays clean instead of filming over again in two days.

When to book it

Timing matters as much as the cleaning itself. A post-construction clean only holds if it happens after the trades are completely finished — after the last deficiency visit, the last painter touch-up, the last adjustment. One returning tradesperson with a drill undoes a finished clean in an afternoon. If you are a homeowner, book it for after your final walkthrough items are done and before furniture arrives; an empty house cleans faster and better. If you are a builder or renovator, it belongs between "substantially complete" and the client walkthrough — the handover is where your work gets judged, and it gets judged in raking light.

One honest note: on larger or heavily renovated homes, fine dust can keep settling out of vents and ducts for the first weeks of use. A short follow-up visit after move-in is normal, and many clients pair the post-construction clean with the first regular visit a few weeks later.
